Operations &
Maintenance Program
An Operations & Maintenance
(O&M) program consists of a set of procedures
and practices for operating and maintaining a
building to help keep it free of asbestos containing
material and lead-based paint hazards.
The O&M consists of,
personnel training, periodic surveillance and
monitoring, recordkeeping, response actions, and
repair procedures.
An O&M program has three
main objectives:
• Clean up existing contamination
• Minimize future asbestos fiber and lead-based
paint hazards by controlling access to both asbestos
containing building material and lead-based paint
hazard material and instituting proper work practices.
• Properly maintain the asbestos containing
building material and lead-based paint until it
is removed.
